What is included in your new build SAP assessment?
Energy compliance for a new build is split across two stages. You'll need calculations before building work starts and again once the work is complete.
Design SAP calculations
With your drawings and specification we can create the model of your home in SAP software. Most of the projects we help with need a little tweaking to meet Part L. We'll explain the results and help to find practical changes, if needed.
If you're financing your new build, most lenders will need a Predicted Energy Assessment (PEA). We can create this from your Design SAP.
As Built SAP Calculations
When the build is finished, we update the calculation with the final specification and produce your new build EPC. We also prepare the supporting reports for your project, including BREL reports for new homes in England.
You'll get a clear quote covering the assessment stages, reports and revisions, with someone to speak to when questions come up.

New Build SAP Process
-
Send your plans
Send your drawings and tell us a little about the project. We'll review the details, let you know if anything is missing and send you a fixed quote for the work.
-
Run the calculation
We'll build a model of your home in approved SAP software, using your drawings and specification. We then run the calculation to see how the design performs against Part L requirements.
-
Advice & Revisions
If your design falls short, we'll explain what needs attention and help you find practical changes to meet Part L. Reasonable revisions are included, so we can update the calculation as your design develops.
-
Documentation
We'll prepare the documents for your project stage. At design stage, you'll receive your SAP calculation and Predicted Energy Assessment. At completion, we'll produce the as built calculation and your final EPC.
How much do new build SAP calculations cost?

Get a QuoteWhat do we need from you?
Send what you have to get started. These are the main things we'll use to put your SAP calculation together:
- Floor plans, elevations, sections and a site plan showing orientation.
- Construction details for walls, floors and roofs.
- Window and door sizes and performance specifications.
- Heating, hot water, ventilation and renewable system details.
- Plot references and differences between house types.
We'll send you a checklist for completion too, including the photographs, air test results and commissioning information needed for your project. Having that list early makes it easier to collect everything as you build.
Practical advice that fits the project
We want your SAP calculation to help move the project forward. If the first model falls short, we'll explain why and help you work through the options.
Sometimes a change to the glazing, insulation or heating specification can make a useful difference. We can model those changes and compare the results, helping you choose where to spend your budget.
See how identifying the actual equipment changed the result in our heat pump and MVHR comparison.

We typically turn calculations around within four working days once we have the information. In a hurry? Give us a call and we'll let you know what we can do.
New build SAP questions
When should I arrange the design stage assessment?
As early as you can, ideally while the design and specification are still being developed. It's much easier to adjust a drawing than change something already built. Send us your plans and we'll help you get started.
Do I need both design and as built calculations?
Yes. The design calculation checks the proposed home before work starts. The as built calculation records what was actually constructed and is used to produce the final EPC. We can help with both stages, or pick up the work where you need us.
Can you help if building work has already started?
Yes, get in touch. Send your current drawings, specification and any existing SAP assessment. We'll review where things stand and talk you through the next steps. The sooner we see the project, the more opportunity there is to help.
Are EPCs and air tests included in the same fee?
Your final EPC is produced from the as built SAP assessment. We do not carry out air tightness testing. You'll need to arrange this with an air testing company and send us the results to use in your SAP calculation.
What happens if the design changes or does not pass?
Give us a call or send the new details. We'll update the model, explain the results and help you find a way forward. Reasonable revisions are included in your quote. If you're planning a bigger redesign, we can talk through the work involved.
Can you assess several plots or a block of flats?
Yes, we work on individual homes and developments. Send the plot schedule and drawings and we'll put together a project quote. We can use shared house type information while checking the details that differ between each dwelling.
Ready to get your new build assessed?
Send us your plans and tell us where you're up to. Whether you're starting a self build or managing several plots, we'll help you get the calculations, advice and reports you need. You'll receive a fixed quote and a clear turnaround date.
